Important Changes/Updates and Additions
Effective January 2017
We are pleased to announce that with effect from 1st January 2017, for both new business and
renewals, we have made some significant changes to all of our covers and policy wordings. These
changes are all enhancements we feel will benefit both yourselves and your customers.
All our policy wordings have been updated with a new January 2017 version code. Any policy due for
renewal on or after 1st January 2017 will have a new wording issued along with the renewal notice.
One change that we hope you will like is the new layout of the wordings. The new layout makes the
wordings easier to read and shows the covers available in a table format.

Direct Debit 0% APR
It gives us great pleasure to announce that with effect from 1st January 2017 for all new business and
existing renewals we will be offering direct debit over 12 months.
The new facility is available for all our 12 month products, except rent guarantee insurance.

All new business quotes will show the direct debit option and monthly payments.
We are offering this service at 0% APR interest free. It is
administered by Premium Credit on our behalf.
UK Holiday/Second Home Insurance
As you will be fully aware we are always striving to improve our products and service and to this end we
have made some major changes to our holiday/second home cover.
With effect from 1st January 2017 we have added in 10 new covers to our holiday home product these
- Theft or Attempted theft by tenants/guests
- Nest removals
- Replacement locks
- Landscaped gardens
- Fire extinguisher expenses
- Unauthorised use of services
- Emergency access expenses
- Closed circuit TV systems
- Fly tipping
- Buyers benefit
Effective from 2017 Defaqto will be rating holiday home policies for the first time and we are pleased
to announce that our holiday/second policy will be rated 5 star.
Accidental damage cover is also still included free of charge.
Tenanted Property Cover
We consider our tenanted property policy to offer the widest cover available as standard and are pleased
to confirm that our 5 star rating by Defaqto has been confirmed again for 2017.
In addition to the multitude of additional covers we
have added in 3 new covers:-
- Nest removals
- Fly tipping and abandoned contents
- Buyers benefit
The loss of rent/alternative accommodation cover has also been enhanced and now provides cover for
£1,000,000 irrespective of the sum insured.
Accidental damage cover is still included free of charge as standard.
Following the release of our new 3 and 6 month unoccupied property facility we are now pleased to advise
that we are changing the cancellation terms for all 12 month unoccupied property policies.
Currently we cancel unoccupied property policies short period in their first year of cover and pro rata
from the second year onwards.
With effect from 1st January 2017 we will be providing pro rata cancellation terms on all first year 12
month unoccupied property policies.
This now means that ALL our 12 month property products offer pro rata cancellation at all times.
As with our holiday home and tenanted property policies accidental damage cover is also included free of
charge as standard for 3, 6 and 12 month unoccupied property policies.
We are pleased to advise that our standard home and bedrooms rated home insurance policies have again
been awarded a 5 star rating by Defaqto for 2017. This 5 star rating is for buildings and contents,
which reflects the wide level of cover we provide as standard.
In addition to this we have added in 2 new covers so we offer even more protection, these are:-
- Nest removals
- Fly tipping
Our home insurance has also undergone an update and facelift where we have removed most of the
requirements to specify certain items under the All Risks section. We will now offer all risks cover
away from the home without the need to split by category and include everything under one simple to use
section. This should make obtaining quotes and cover much easier and less time consuming.
We have also increased the standard contents
sums insured under our bedrooms rated home
insurance as follows:-
- Buildings cover £1,000,000 as standard - unchanged
- Contents cover £75,000 as standard - increased from £60,000
These changes along with the interest free direct debit makes our home insurance products even more
value for money than ever before.
High Net Worth
Private Clients Home Insurance
Our high net worth home insurance facility has been upgraded and has also been awarded a 5 star rating
by Defaqto for 2017.
This product already provided extensive cover for clients with higher sums insured but now also includes
the following additional covers as standard:-
- Buildings extended replacement costs
- Contents extended replacement costs
- Fine art and antiques extended replacement costs
- Watches and jewellery extended replacement costs
- Free legal advice services
These new features and our 5 star rating reinforces our continued commitment to offering only the best
and widest products available.
New Property Owners Liability Cover
For many years we have been asked whether we can provide property owners liability as a standalone cover
when only the contents are insured for owners of flats and the like.
We are pleased to advise that we can now offer this facility when only the contents insured.
- £5,000,000 cover
- £50 flat cost
- Available for Tenanted Property, Holiday Homes and Unoccupied Property
As you can see we have kept the cost of this cover relatively low as an additional cover for
policyholders looking for that extra peace of mind.
Please remember property owners liability cover is included free of charge when the buildings are
insured with us.

Removal of Historic Exclusion
Some of our current policies have exclusions for monies recoverable from a tenants deposit and loss
damage caused by contractors.
We are happy to advise that these two exclusions have been removed from our 2017 policy wordings and
longer apply to any policy.
The removal of these exclusions has also been retrospectively removed from any live policy with
immediate effect and will no longer be enforced or used by us.
